Financial Analysis of Concept

The TD1 zoning permits the development of a mid-rise residential building. A full architectural package was submitted for rezoning and a subsequent concept that revised the unit mix was completed in June 2024.

The two concepts developed for the site contemplate different unit mixes. Concept 1 (submitted for rezoning) has more 2 bedroom units (x%)  and no studios. Concept 2 contemplates more overall units with a greater mix of smaller layouts including studios (xx%). Below is a financial analysis using data from the two concepts to estimate the building value of a completed project.
